Being faced with choosing a property in a new country is not easy. It’s more than likely you are not familiar with the property market in Bulgaria and are not sure what to buy. Filling in this form will help us to know what you require. Before you do this, it may be helpful to provide some background information.

General information
It’s a general rule of thumb that the nearer the sea the more expensive. The Varna to Balchik coastline is already well established and you can not expect rock bottom prices, as you might do far inland. As of February 2008 , here are some guide prices:

A 500 sq.m. sea view plot will cost about 50,000 + Euros.

A 3 bed detached villa in a resort like Balchik will be around 180,000 Euros+.

A 3-4 bed villa with sea view in good condition is now 150 to 270,000 Euros.

Village property (2 bedrooms) within a few miles of the coast, 50,000 plus, according to amount of land and work needed doing.

Unmodernised property 20 to 40 Km inland 20 to 35,000+ Euros

Cottages for renovation over 40 Km inland 15 to 20,000 Euros

Other important points

Please note that cheap older properties require work to bring them up to standard, such as installing an internal WC, fitting a kitchen and sundry repairs.

Also bear in mind that property to rent should be of good modern standard and preferably with swimming pool. Nearer the sea and resorts the higher the rent.

It takes only about 1 month to complete most sales, so don't put your 10% down unless you already have funds arranged to pay for whole amount. The balance plus fees can be sent from UK if you return soon after signing for a property, but do allow plenty of time for transfer. If funds are not received by the expiry date on Preliminary Contract, you will most likely lose your deposit and property.

The odd sale can drag on due to resolving legal issues. If a sale is cancelled, either because the vendor pulls out or for legal reasons, you will receive a full refund of your deposit.
